We were thrilled to be appointed by one of our longstanding clients to reorganise and refurbish part of Level 2 at 25 Town Square for their financial services tenant. The aim was to reconfigure the layout following the tenant’s move into a larger space elsewhere in the building, ensuring the remaining area functioned more effectively and supported their operational needs.

The Brief

The client required a refreshed and reconfigured office environment that would:


  • Remove outdated partitions and rework the layout to improve space utilisation

  • Create new meeting rooms using a mix of solid and glass partitions

  • Upgrade power, data, and lighting to suit the revised floor plan

  • Modify and relocate AC cassettes to align with the new configuration

  • Refresh décor to ensure a clean, modern, and cohesive look

  • Carefully relocate and reinstall the client’s existing furniture and artwork

The Works

• Removal of existing partitions, doors, and redundant elements
• Installation of new solid and glazed partitions to form meeting rooms
• Full redecoration of existing finishes throughout
• Degassing, relocation, and recommissioning of AC cassettes
• Upgrades to power, data, and lighting to suit the revised layout

Outcome

The completed works delivered a modern, functional, and efficiently configured office space tailored to the tenant’s updated requirements. The combination of layout improvements, MEP upgrades, refreshed décor, and careful reinstatement of furniture resulted in a cohesive environment ready for immediate use.

A Design That Enhances Functionality and Flow

While the building’s envelope carried more than a century of history, the interior had suffered from years of disuse. We worked closely with the client to bring its heritage back into view. Existing ceilings and brickwork were carefully revealed and restored, creating a raw, textural backdrop that connects the building to its past. Industrial feature lighting was selected to complement this aesthetic, reinforcing the story of the site’s past.

Set against these historic elements, modern features such as the crittall-style glass partitions and high-efficiency VRF air-conditioning bring the space firmly into the present. This contrast between old and new became a defining narrative of the design and mirrored the client’s own evolution over time.
