Co-Space appointed our team to deliver a series of tenant alterations at their Elder House co-working facility in Milton Keynes. The goal was to improve layout efficiency, enhance technology and security, and refresh the overall member experience, all within a live operational workspace.


The five-week programme involved reconfiguring 3,000sq ft of existing space, upgrading essential systems, and improving the visual and functional quality of the environment to meet the tenant’s requirements. Works were carefully sequenced to minimise disruption to the daily operations or the wider co-working facility.

The Brief

The client required a flexible, modern co-working environment that would:


  • Improve the efficiency of desk layouts and communal areas

  • Upgrade technology infrastructure including data, power, and communications

  • Enhance security and access control

  • Refresh finishes and décor to create a welcoming and professional space

  • Ensure all works could be delivered without interrupting ongoing tenant activities

The Works

Strip-Out & Preparation

  • Removal of existing LVT flooring, glass and solid partitions, bulkheads, doors, and blinds

  • Making good of affected walls, soffits, and downstands

New Layout & Joinery

  • Installation of new FD30s fire doors with certification

  • Updated ironmongery and locks for existing phone booths

  • New glass partition manifestations to define zones

Finishes & Decoration

  • Redecoration of walls, columns, skirtings, and window boards

  • Touching-in open soffits

  • Installation of new carpet tiles throughout

Electrical, Data & Lighting

  • New power outlets and three-compartment floor boxes

  • Full CAT6a cabling throughout, including new comms cabinet

  • Repositioning of linear lighting to suit the revised desk layout

Mechanical Adjustments

  • Reconfiguration of AC controllers to align with the updated layout

Security Upgrades

  • Full Honeywell Pro-Watch access control system

  • Fire relay interfaces and emergency break-glass units

Additional Works

  • Installation of duress alarm system with beacons

  • New blackout blinds

  • New cabling infrastructure to accommodate tenant CCTV system

The completed works have transformed the Elder House Co-Space floor into a modern, flexible, and secure co-working environment. Enhanced layout efficiency, upgraded infrastructure, and improved security have strengthened the member experience and future-proofed the workspace.
